The buildings along the Post Road

Milford's commercial stock is mostly single-story retail and office along the Boston Post Road, older brick buildings downtown near the Green, warehouses off Naugatuck Avenue and Bridgeport Avenue, and small plazas toward Orange and Stratford. Almost all have low-slope roofs under a membrane, and most of those membranes are EPDM rubber laid in the 1990s and 2000s.

Those roofs are now 20 to 30 years old. EPDM seams lose adhesion, the membrane shrinks and pulls at the parapets, and the edge metal rusts through. The failure points are predictable, which makes an annual inspection worth far more than an emergency call.

Repair and maintenance

A flat roof maintenance visit clears the drains and scuppers, checks every seam with a probe, inspects pitch pockets around rooftop units, and resets any loose edge metal. Seam failures are repaired with cover tape and primer on EPDM or heat-welded patches on TPO. Ponding areas, defined as standing water more than 48 hours after rain, are noted because they shorten membrane life sharply.

Rooftop HVAC curbs are a frequent leak source when the unit was replaced and the curb flashing was left as found. Each curb is reflashed to the membrane, not caulked.

Replacement options

When more than a quarter of the seams have failed or the insulation below is wet, replacement is the honest recommendation. Wet insulation is confirmed with a moisture probe or core sample rather than assumed. Options are a fully adhered EPDM or a heat-welded TPO system over new polyiso insulation, tapered where ponding was a problem.

A white TPO membrane reflects heat and lowers cooling load on a retail box in July. Black EPDM is cheaper per square and suits a shaded or northern exposure. Both carry 20 year manufacturer warranties when installed to spec by a trained crew.

Nor'easters and edge metal

Wind uplift on a low-slope roof starts at the perimeter and corners, which is why coping caps and gravel stops are the first things to go in a storm. Edge metal is specified to the ANSI/SPRI standard with continuous cleats, and corners get additional fastening. That detail is what keeps a membrane on the building during a 60 mph gust off the Sound.

Working around a business

Commercial work is scheduled to keep the business open. Tear-off is staged so no more roof is opened than can be dried in the same day, deliveries avoid customer parking at peak hours, and rooftop units are protected and kept running. A written schedule goes to the owner or property manager before the crew arrives, and a daily update follows until the roof is closed.

Permits are pulled with the Milford Building Department in the same way as residential work, and the inspection is coordinated with the job schedule.
